New Villages

North Irvine Stretching across approximately 8,500 acres, North Irvine is planned to achieve a balanced and sustainable mix of permanent open space, a range of housing opportunities and business centers. It includes five General Plan areas - 3, 6, 9 and portions of 5 and 8. The preliminary land-use plan envisions:

  • More than 5,700 acres - nearly 67% of the entire planning area - to be set aside as permanent open space.
  • Hundreds of acres will be used for community and neighborhood parks and trails.
  • Fewer than 3,000 acres designated for residential and commercial development.
  • Planning Area 9A has been named - Woodbury - and the village is under construction.
  • New entry-level attached homes and move-up single-family detached residences.
  • 100 acres committed to the Jeffrey Open Space Trail, an open space corridor along Jeffrey Road linking the northern and southern regions of Irvine's open space.
  • Nearly 600,000 square feet of multi-use development, and 175,000 square feet of commercial uses.
  • An approximately 50-acre Gateway Park at the north end of the Jeffrey Trail.
